We lease only property we own, so we are not real estate brokers and charge no commission to anyone. We are also not attorneys. Commercial tenants in Florida have far fewer statutory protections than residential tenants, and a commercial lease is a negotiated contract rather than a standard form — have yours reviewed by your own attorney before signing, and treat any landlord who discourages that as a warning.
Common area maintenance — your share of maintaining parking, lighting, landscaping and shared areas, usually billed on top of rent. A low rent with heavy CAM can cost more than a higher rent without it, which is why we itemise it before you sign.
